The buyer’s professional real estate agent does a lot more then simply find a property to earn his or her commission:
Mortgage Pre-Qualification: In today’s market you must, at a minimum, be pre-approved for a home loan. First, being pre-approved tells you what price range to look for a home in. You will know what down payment is needed, how much your monthly payment will be and all of the different loan options available to you. Second, by having a pre-approval letter in hand, you put yourself in a much stronger position to getting your offer accepted. I work with a number of lenders and can recommend the one that best fits your needs.
Selecting a Property: Targeted Searching: There are hundreds of properties with signs on them. I know which ones are sold, pending and most importantly, still available. I will focus my search on properties that meet your criteria and not waste you time by having you look at ones that do not.
Resources: Sometimes the property you are seeking is available, but not being marketed to the public. I have many resources to find the right property for you.
Objectivity: Your job is to make the final selection of the right property for you. I will provide objective information about each property so you can make a well informed decision.
Negotiating: Negotiations concern more then just the price. Other issues to consider are:
Financing and terms Date of possession
What repairs will get done Inspections to be done
Monitoring, Renegotiating and Closing the Sale: Overwhelming volume of steps. The process of appraisals, inspections, and financing involves a lot of possible pitfalls. There are many required legal forms and processes. I will guide you through all of these steps.
Experience reading and following escrow instructions: Instructions must be clear and complete. I am the best person to objectively help you communicate these issues and move the transaction to closing.
Inspectors and other professionals: I will recommend inspections to be done and negotiate regarding repairs needed to complete your contract. Industry contacts provide resources for contractors in many areas with knowledge as to their historical skill and reliability.
Title Investigation: Title indicates ownership of the property. It can be mired in confusing status of past owners or rights of access or have some limitations; for example, easements, special taxes or CCR’s. I will help you to understand and make sure no problems are there.
Closing: Title companies will handle the escrow process. I will be communicating with them weekly to ensure the process is moving along so everything comes together in a timely fashion and we close escrow with the least amount of stress.
