Why
hire a professional real estate broker to help you find and buy the right
property?
Why not just use the agent who has the home
listed?
Will you get good advice on the home buying
process?
Will you be able to get an unbiased
opinion on price?
Does
it make sense to commit to 1 agent who will represent you and give you unbiased
advice?
Ask Your Lawyer!
Would he agree to represent both sides in a case in which two parties have opposite
objectives?
Buyers
objective - buy a home at Lowest Possible Price with
terms in YOUR favor.
Sellers objective -
sell home at Highest Possible Price with terms in THEIR favor.
Hiring
a Buyers Broker saves you money and guarantees service
at no extra cost. The Seller has already agreed to pay your Buyer's Broker a
commission. If you're frustrated
using the system you need to be a CLIENT versus being just a CUSTOMER.
How
is buying different with a Buyer's Broker?
Your Buyer's Agent is legally and morally obliged to
get YOU, their client, the best possible price and terms.
Your Buyer's Agent is legally and morally obligated NOT to reveal to the seller
any information that would prejudice your negotiating position.
You can make offers on unlisted properties, For-
Sale
-By- Owner, expired listings, etc. without complications of "dual
representation."
You
receive:
Interview to determine your needs: type, size,
locations, financing
Tricks of the Trade on how best to navigate the market
A Program tailored to YOUR way of sifting through all the homes for sale
A Master "Drive-By" List of properties, (updated daily or on line)
Computer Supported Searches - Your search is coded and saved into MLS
You save time. I preview all homes.
What
can the Buyer's Broker find out about a property?
Length of time the home has been on the market
If the price has ever been adjusted
What homes of "like kind" have sold for in the last six months
Costs the Seller is already willing to pay
How to negotiate other costs to lower your down & closing costs
And most importantly EXPERT ADVICE on structuring an offer that meets YOUR goals
AND solves the seller's real problem
The buyer's professional real estate agent does a lot more then simply find a
property to earn his or her commission:
Mortgage Pre-Qualification
In today's market you must, at a minimum, be pre-approved
for a home loan. First, being pre-approved tells you what price range to look
for a home in. You will know what down payment is needed, how much your monthly
payment will be and all of the different loan options available to you. Second,
by having a pre-approval letter in hand, you put yourself in a much stronger
position to getting your offer accepted. I work with a number of lenders and can
recommend the one that best fits your needs.
Selecting
a Property
Targeted Searching:
There are hundreds of properties with signs on them. I know which ones
are sold, pending and most importantly, still available. I will focus my search
on properties that meet your criteria and not waste you time by having you look
at ones that do not.
Resources: Sometimes the property you are seeking is available, but
not being marketed to the public. I have many resources to find the right
property for you.
Objectivity: Your job is to make the final selection of the right
property for you. I will provide objective information about each property so
you can make a well informed decision.
Negotiating
Negotiations concern more then just the
price. Other issues to consider are:
Financing
and terms
Date of possession
What
repairs will get done
Inspections to be done
Monitoring,
Renegotiating and Closing the
Sale
:
Overwhelming volume of steps. The
process of appraisals, inspections, and financing involves a lot of possible
pitfalls. There are many required legal forms and processes. I will guide you
through all of these steps.
Experience reading and following escrow instructions.
Instructions must be clear and complete.
I am the best person to objectively help you communicate these issues and
move the transaction to closing.
Inspectors and other professionals.
I will recommend inspections to be done and negotiate regarding repairs
needed to complete your contract. Industry
contacts provide resources for contractors in many areas with knowledge as to
their historical skill and reliability.
Title Investigation.
Title indicates ownership of the property. It can be mired in confusing
status of past owners or rights of access or have some limitations; for example,
easements, special taxes or CCR's. I will help you to understand and make sure
no problems are there.
Closing.
Title companies will handle the escrow process. I will be communicating with
them weekly to ensure the process is moving along so everything comes together
in a timely fashion and we close escrow with the least amount of stress.
